Mortgage and finance FAQ

General answers to help you prepare better questions and understand the next step.

What does a mortgage broker do?

A mortgage broker gathers information about your objectives and financial position, assesses credit options and lender policies, provides required credit assistance documents, and helps coordinate the application through approval and settlement. A recommendation still depends on the complete circumstances and available lender options.

Does a pre-approval guarantee the loan?

No. A pre-approval is generally conditional and may be subject to valuation, property acceptance, verification of information, unchanged circumstances and final lender assessment. Read the lender's conditions before relying on it to enter a purchase contract.

How much deposit do I need?

The required contribution depends on the loan-to-value ratio, property, lender, borrower profile and whether lenders mortgage insurance or a government scheme applies. Purchase costs such as transfer duty, conveyancing and inspections usually need to be considered separately.

Can you help first-home buyers?

Yes. We can help estimate a purchase budget, explain deposit and purchase costs, assess lender policy and discuss potentially relevant first-home buyer schemes. Scheme eligibility and availability must be checked against current government and lender rules.

Can self-employed applicants get a home loan?

Yes, subject to lender assessment. The evidence may include tax returns, notices of assessment, financial statements, business bank statements or other documents depending on the lender and loan type. Different lenders can interpret business income differently.

Can foreign or overseas income be used?

Some lenders accept eligible foreign income, but policy varies by currency, country, tax treatment, employment type, visa or residency status and documentation. Lenders may apply currency shading or other adjustments and may restrict the maximum loan-to-value ratio.

When is refinancing worthwhile?

Refinancing may be worthwhile when the benefit from rate, features or structure exceeds discharge, application, valuation, break and ongoing costs. The remaining term and the effect of extending the loan should also be included in the comparison.

Do you arrange commercial and development finance?

Yes. We can assist with commercial property, business acquisition, equipment and development scenarios. Assessment may focus on business cash flow, leases, valuation, feasibility, total development cost, experience, presales and the repayment or exit strategy.

How is a mortgage broker paid?

In many transactions, the lender pays commission to the broker or licensee. Commission and any customer-paid fee can vary. Applicable remuneration, fees and conflicts are disclosed in the required credit documents before you proceed.

What should I send in the first enquiry?

Start with your loan purpose, approximate amount, income type, residency or visa position, location and preferred contact method. Do not send identity documents, tax file numbers, bank credentials or detailed financial records through the public enquiry form. A secure process can be provided later if required.

Can MRH Mortgage guarantee approval or a particular interest rate?

No. Approval, conditions, pricing and timeframes are controlled by the lender and can change. We can assess and present an application, but we cannot guarantee an outcome or reserve a rate unless the lender confirms it under its own process.

These answers are general information only. Lending policy, rates, government programs and eligibility criteria change, and an answer for one borrower may not apply to another.
